The Mesa County Assessor’s Office will conclude the 2025 reappraisal and mail Notices of Value (NOV) to all taxpayers on May 1, 2025. The NOV will reflect sales, other data, and analyses from Jan. 1, 2023, through June 30, 2024. Taxpayers are encouraged to study their NOV carefully, as tax bills will be based on this Actual Value next January.

As taxpayers review their NOV, they should determine whether the property could have sold for the Actual Value listed as of June 30, 2024. If taxpayers discover an error or feel that the Assessor's Office has valued the property too high, they can file a protest. 

The Assessor will begin to hear objections and protests to the valuation of real property starting no later than May 1, 2025, in compliance with Colorado law (39-5-122(1), C.R.S.). Protests must be delivered or postmarked by the end of business on June 9, 2025. Appeals for taxable business personal property will be accepted beginning June 15, 2025. 

Taxpayers can file protests in person at the Assessor's Office at the Mesa County Old Courthouse Annex, 544 Rood Avenue, between 8 a.m. and 5 p.m. 

They can also file protests by fax at 970-244-1790, by mail to Department 5003, P.O. Box 20,000, Grand Junction, CO 81502-5001, or online.
