What Mesa County homeowners should know about property tax exemptions
Did you know that certain Mesa County homeowners can get help lowering their property tax bills? Every dollar counts — especially for our seniors, disabled veterans, and surviving spouses of fallen service members. That’s why it’s important to know about property tax exemptions that could offer real relief. Exemptions are subject to funding by the State Legislature each year.
Senior Property Tax Exemption
If you’re 65 or older and have lived in your home for at least 10 years, you might qualify for the Senior Homestead Exemption. This exemption can take 50% off the first $200,000 of your home’s value, which typically works out to about $500 off your property tax bill, though it can vary depending on the total mill levy where you live in Mesa County.
Once approved, the exemption stays with your property until you move or pass away.
Deadline
Apply by July 15 with the Mesa County Assessor’s Office.
Qualified Senior Primary Residence (new for 2025-2026)
The Colorado Legislature recently created a two-year portability option, meaning if you qualified for the exemption at your old home (in 2020 or later), you can apply to receive an exemption at your new home.
This is only available through 2026 unless lawmakers extend it.
Late Application Deadline
Our office will accept late applications filed by July 15.
Veteran Property Tax Exemption
Veterans who are 100% service-connected disabled or designated as unemployable by the VA can also receive a property tax exemption.
The great news? There’s no age or time-in-home requirement. Once you have the qualifying VA documentation, you can apply right away.
Gold Star spouses — the widows of service members who died in the line of duty also may qualify.
