Important reminders about your property tax bill
Thousands of tax notices are returned to Mesa County as undeliverable every year. That means many residents could miss important deadlines or face penalties (late fees, instead?) simply because their mailing address wasn’t updated.
Here’s what every property owner in Mesa County should know to avoid surprises regarding property taxes.
Why does address accuracy matter?
Your property tax notice starts when you buy your home or land. When a deed is recorded with the Mesa County Clerk and Recorder, the address you provide follows your property through the Assessor’s Office and finally to the Treasurer’s Office, where tax bills are mailed from.
If your mailing address changes — maybe you moved, changed your P.O. box, or closed it — you need to update it with the Mesa County Assessor’s Office, or you might not receive your tax bill.
Updating your address is easy and can be done online at assessor.mesacounty.us. But don’t wait until you miss a payment — take action early.

Tax notices are mailed every January. If you haven’t received yours by June, it’s a red flag.

Tax deadlines and payment options
Half payments: Last day in February and June 15
Full payment: By April 30
This applies to property owners who do not escrow their taxes through their mortgage company.
Expect higher taxes in 2026
Recent property value reassessments showed an increase for many Mesa County homeowners. Unlike the past two years, no state property tax relief is currently in place for 2026. That means many will see higher property taxes next year. Now is the time to plan and budget.
