Foreclosure sales in Mesa County

Foreclosure properties are offered for sale to the highest bidder.  Our sales are held each Wednesday beginning at 10:00 a.m. This website provides information for each item to be auctioned, including the name of the owner, the legal description of the property, and the opening or base bid. The property being auctioned may be worth less than the assessed value.

There are no warrantees or guarantees offered.  Funds for properties won are due by 1:00 p.m. the day of the sale.

Bids are due from law firms on Mondays by noon unless a holiday moves the deadline up to Friday.  If a bid is received it will be the beginning bid.  If a bid is not received the sale is continued to another date.

Properties can fall off the list for a number of reasons including bankruptcy, owner cures, and continuances.

Resources for homeowners in foreclosure

Housing Resources of Western Colorado is a separate office not associated with the Public Trustee office. It now offers housing counseling services. You may reach the housing counselor at: (970) 773-9744.

Emergency Mortgage Assistance Program is a state resource that helps struggling homeowners with costs associated with homeownership. 

The Community Economic Defense Project works with the State of Colorado's Division of Housing to provide financial assistance to homeowners who are at risk of foreclosure, this assistance is funded though the United States Treasury Department's Homeowner Assistance Funds.

Notice to owner in foreclosure:

If your property goes to foreclosure auction sale and is purchased for more than the total owed to the lender and to all other lien holders, please contact the public trustee's office after the sale because you may have funds due to you.

Before a property goes to sale, the foreclosure can be cured by bringing the payments current, if the reason for the default was failure to pay according to the promissory note. An intent to cure form must be filed with the Public Trustee's Office (there is no cost to file) at least 15 days before the sale is scheduled. The amount necessary to cure a foreclosure is determined by the lender. The money must be received by the Public Trustee's Office by noon the day before the sale.

If the borrower believes that a lender or servicer has violated the requirements for a single point of contact in section 38-38-103.1 or the prohibition on dual tracking in section 38-38-103.2, the borrower may file a complaint with the Colorado Attorney General, the federal consumer financial protection bureau (CFPB), or both. The filing of a complaint will not stop the foreclosure process.
