Public Trustee foreclosure auctions are held each Wednesday at 10:00 a.m. at 544 Rood Avenue, Public Hearing Room, Grand Junction, CO (across from the Public Trustee's new location on the 2nd floor).
Foreclosure and Sale Information
The properties that appear on the weekly sale/auction list of the mesa county public trustee’s office, are timely and valid only as of the date and time they are posted. However, changes in the sale/auction list can occur at any time prior to the acceptance of the final bid on a specific property that is listed. Continuances of sales may be made up to the time of sale and the posted sale list can change if a sale is rescinded after the sale date, according to law.
Although posting of the sale/auction list is a public service for your convenience and not required by law, every reasonable effort has been made to ensure the accuracy of the public information data. The Mesa County Public Trustee cannot be responsible for the consequences resulting from any omissions or errors contained herein. The Mesa County Public Trustee assumes no liability whatsoever associated with the use or misuse of this data. You should conduct your own due diligence. Copies of documents in the public trustee's possession may be obtained at a cost of 25 cents per page.
How to bid at the Public Trustee Foreclosure Sale
Prepare in Advance:
It is your responsibility to do research before coming to the sale to bid on a property. The Public Trustee cannot and does not guarantee that the deed of trust being foreclosed, is a first lien. It could be a second or third lien. The Public Trustee does not know if the property taxes or assessments have been paid or if there are any other liens against the property. If you do not know how to check the “condition of title” or the “chain of title” to the property, you may want to hire someone to do the research for you.
The Public Trustee does NOT know the physical condition of any of the properties. It would be wise to drive by any property of interest to you to see the physical condition. You cannot gain access to the inside of the property without being granted specific permission by the owner.
The lender is required to place a bid on the property by Monday of the sale week. At Wednesday's auction, any additional bid on a property must start with one dollar over the lender's bid. Subsequent bids must be at least $100.00 over the prior bid, and no more than $5,000.00 over the prior bid.
Certified funds for the full amount of the winning bid must be paid to the Mesa County Public Trustee by 1:00 p.m. on the day of the sale. A cashier's check is the most common method of payment. A wire transfer may also be arranged.

Public Trustee foreclosure auctions are held weekly on Wednesday at 10:00 a.m. at 544 Rood Avenue, Public Hearing Room, Grand Junction, CO.
On Monday, two days before the sale and by 4:00 pm, we will have posted a listing of properties that are scheduled to go to sale that week. You can also obtain a copy by visiting our office. This listing contains the lender's bid, which is the starting bid for the auction.
Be advised: The lender or its attorney, or the Public Trustee may pull or continue a property from the sale list at any time up until the sale begins on Wednesday morning.
